			<content:encoded><![CDATA[<p>One of the toughest parts of &#8220;my job&#8221; is going to listing appointments where the home owner is &#8220;upside down&#8221;, owing more on the home than it would sell at in today&#8217;s market.  It&#8217;s not just the home owners who purchased in the real estate run-up several years ago that are having problems, owners who tapped out their equity to yesteryear&#8217;s values may also be in trouble.   All it takes is one life event, illness, divorce, job loss, or even just a reduction in hours, coupled with today&#8217;s higher costs, and a balanced budget can be in major trouble.</p>
<p>In Arizona, we have a couple of resources for home owners. I recommend that home owners who are working through challenging times make a call to the Foreclosure Prevention Hotline at 1-877-448-1211 or visit <strong>www.AZ211.gov</strong> to get more information to make a better informed decision.</p>

			<content:encoded><![CDATA[<p><a title="Home in Five Funding Available" href="http://www.azmortgageguru.com/more-money-for-down-payment-assistance-program/" target="_blank"><strong>Shailesh Ghimire over at CTX Mortgage</strong></a> posted yesterday that new home buying assistance funds are available for <a title="Home in Five Funding Available" href="http://athomeinscottsdale.com/2007/10/01/mortgage-assistance-for-first-time-home-buyers/" target="_blank"><strong>home buyers in Phoenix, Scottsdale</strong></a>, and &#8230;. basically the whole of Maricopa County.</p>
<p>This program has some great features and down payment assistance.</p>
<p>Income limits will work for purchasing in many Scottsdale neighborhoods, too!  Since Scottsdale is a not-targeted area, limits are just a bit more restrictive.  For a family of two or less, maximum income to qualify is $64,524, and for a family of three or more, the limit goes up to $74,203.</p>
<p>Maximum home sales price for the Scottsdale area, is $311,625, and with all the price reductions, we&#8217;ve been seeing there are many homes in this more affordable price range.  As of today, <strong>almost 20%, or over 1,100 of the almost 6,000 Scottsdale homes on the market are listed in this price range</strong>.</p>
<p>So, if you&#8217;ve been thinking about buying a Scottsdale home, and need a bit of assistance to get started, call Shailesh to see if it&#8217;s a loan program that will work for you!  Funds are limited so you will want to take action quickly.
