Following are the current real estate statistics for single family homes in Scottsdale, Arizona. The information has been compiled by Alto Research from sources that track currently active home listings in our area.

Median List Price (by price range) – Single Family Homes

The statistics for the properties in this following report are divided as follows:

  • First Median Range: Most expensive 25% of properties
  • Second: Next 25%
  • Third: Next 25%
  • Fourth: Least expensive 25% of properties

Median Days on Market (by Price Range) – Single Family Homes

The statistics for the properties in the report defined again as the first range include the most expensive 25% of properties, and the fourth range are 25% least expensive, with the remainder in between.

Market Action Index

Market Index a rollup of the key statistics that answers the question – “How’s the market?” It’s a function of Median Price, Inventory, Days-on-market, % homes relisted at higher/lower price, and $ amount of relisting.

A market index of 30 and above signifies a seller’s market. Below 30 is a buyer’s market.

Hi Dru~ love your use of the Altos Research data. I am in the process of building my first blog to complement my web site and am leaning towards the inclusion of this type of data. I’ve chatted w/ @housechick and @gingerw about their use and just wanted to get another agents opinion as to wether or not their readers view it as valuable content. Hi Dru,

As a buyer, I have been studying the market and have to say that your blog is very informative. I have the feeling that a plot of the median price per square foot (by quartile) would also be very helpful. What do you think? Would you be able to add that plot to your list?

I just finished the updates for median price / sf for condos. Hope to get the single family homes updated in the next day or so.

Thanks for the idea. $/sf is one the metrics I always track on, but didn’t notice I’d skipped it.
