While South and Central Scottsdale have seen some significant increase in average home price over the past year, North Scottsdale appreciation has been more tempered.
Scottsdale 85255, home to McDowell Mountain, Grayhawk, and DC Ranch has seen a slight increase in average price per square foot over the past 3 months, about $5/sf, in an area of Scottsdale where home prices average about $210/sf.
To the north, in Scottsdale 85262, home of the prestigious Desert Mountain, average home prices have been stable since the beginning of the year, jumping about $5/sf only in the last month. One thing to note about both of these areas is that the average sales price per square foot really has been stable over the past two years.
To the west is Scottsdale 85262, home to Terravita and many other beautiful communities, prices are just starting to climb. Over the past three months, the average price per square foot has increased just over $5 per square foot.
So while home prices are rising in North Scottsdale, it’s on a much slower pace than the rest of Scottsdale.

This doesn’t depress us one bit. It’s still not the glory days of 5 or 6 years ago, but it’s nice seeing this kind of recovery, and it’s come about a year sooner than many experts predicted.
