Today’s post is the third of this three part series, and looks at how long it took to sell property in Scottsdale, for home sold in September 2010.
In this first chart, I’ve broken down the data for the 475 homes that sold by zip code, comparing the average number of days to sell (from the date listed to the date a contract was accepted). You can see that the range goes from 65 days in the central Scottsdale zip code of 85250, ranging up to an average of 130 days in the North Scottsdale zip of 85266.
Looking this same data by housing type (and excluding the one loft sale), you can see that while condos on average on selling more quickly than other housing types, the difference is not that significant.
Finally, I looked at housing type within each zip code, and found that the results are really all over the board. Starting with an average of 20 days to a sale for townhomes in 85262, to 250+ days for condos in that same zip code. If you look in the 85260 zip code, you’ll see that home type really doesn’t make much difference, and all property types are selling in about 70 days on average.
I do see one particular surprise. Condos and townhouses have not been selling as quickly in 85257. Based on current prices and close proximity to ASU, I would have expected faster sales.
What’s next? The rep at Tableau tells me that I can make the charts from the last three day’s blog posts interactive, and post them on a special page, so you can pick and choose your housing type, your zip code, and even your estimated price range, and get customized results. I’ve got a little homework to figure out how to do that, but I will. It’ll be a great tool to share, so keep on the lookout!
