When buying a home is Arizona, the home seller completes a six page document called the “Residential Seller’s Property Disclosure Statement (SPDS), and delivers it to the buyer, typically within five days of contract acceptance. You may have heard real estate agents calling this helpful disclosure document the “spuds”.
One of the disclosures that must be made is:
“Are you aware of or have you observed any of the following on the Property? (check all that apply)”
The options include:
- Scorpions
- Rabid animals
- Bee swarms
- Rodents
- Reptiles
- Other
Having lived in, sold, and disclosed that I’ve lived in homes with scorpions, I got a kick out of seeing them in a new light.

While it doesn’t look very appetizing to me, I would think there’s someone in the world that believes scorpions are a true delicacy! Bon Apetite!
