WOW! Under Contract

Well, well.

The Sandpiper patio home in McCormick Ranch that I posted the video for on Saturday is now under contract.  Two offers in two days.  Plus an email from a visitor to the home’s personal web site asking me, “Do you send paper flyers anymore? Or, is all your marketing online?”

Guess what?  The buyer did find the house on the Internet.

And the answer to the writer’s question is:  “It depends.”

I do have paper flyers in the house, but the current sign law governs this particular property and allows for one sign and one rider (the smaller sign that can underneath), no mention of a flyer tube.  I do have flyers up at the community’s staffed guard house which are handed out, upon request.

What I do to market a property includes:

  • taking photos
  • hiring a professional photographer to take more photos
  • creating a personal web site for the home
  • creating a rider made with the homes on-line address posted
  • posting the home information and lots of photos, anywhere and everywhere on the Internet
  • calling my personal list of potential buyers to share info about my new listing
  • emailing my extensive list of on-line prospective buyers

Often, I will also:

  • hire another photographer to come in and create a great video of the house
  • send a postcard announcement out to the neighbors
  • put an ad (New to Market or Open House) in the newspaper
  • find a floor plan or have one created by a local service
  • plus a myriad of other actions that are directed to selling a home in the current market

Each property is different. While I have a much more extensive boilerplate of marketing activities and follow-up plans, I find that showcasing the home in its own “best light” takes some thought and attention.  Experience helps, too.

For this great home on the McCormick Ranch golf course, the video was the kicker.  Even my brother-in-law from Colorado emailed me, saying he wished he was in the position to buy it!

    Thanks for the prompt call back and full response to my “paper” question. I’m currently out of the country, but will give you a ring when I get back in town on Jan 2.

    I am a web developer who lives in McCormick Ranch, and have been reading your blog for a few months. My question relates to a project I’ve been working on that brings technology to paper for real estate flyers, direct mail, etc. and I was doing some quick, informal market research. Thanks!
